Tenant Improvement work presents it’s own unique set of challenges from residential building, but also can create many opportunities as well. This health club started life as 4 individual tenant spaces in a dilapidated shopping mall built in the 60’s. The center had recently added a Sweet Bay grocery store and a few restaurants to begin the transition to a full service, updated center. We combined a large pet store, an old hair salon, cell phone store and a shuttered Ben Franklin Craft store into one cutting edge fitness center. The building being so old presented several challenges that had to be overcome, such as out of date transformers, a 12” thick block wall that needed to be opened up, no sprinkler system, uneven floors between the sides of the space and faulty plumbing underground. The new space features over 60 pieces of Cardio equipment, dedicated spinning room, huge group fitness room, multiple TRX stations, kids area, locker rooms and several circuits of the latest resistance training equipment. Stained and polished concrete floors along with brick and a calm color palette contribute to a relaxing, yet modern feel for a great health club.
